What Causes Stucco Water Damage?
Failed or Missing Moisture Barriers
Many homes built before the mid-2000s lack adequate moisture barriers behind stucco, or the original felt paper has deteriorated over time. Without a functioning weather-resistant barrier (WRB), any moisture that penetrates the stucco reaches the wood sheathing directly. Soft or Spongy Stucco
When stucco feels soft or spongy to the touch, moisture has compromised the cement matrix. The stucco may crumble when probed and will no longer provide weather protection. Soft stucco requires removal and replacement — it cannot be repaired in place.
Musty Odors Near Exterior Walls
A persistent musty or earthy smell near exterior walls indicates mold growth behind the stucco. This is a health concern that requires investigation. Mold can develop within 24-48 hours of moisture intrusion and spread rapidly in wall cavities.
Bubbling or Blistering Stucco
Bubbles or blisters in the stucco finish indicate moisture trapped behind the surface that is trying to escape. This is an advanced sign of water damage and typically means the moisture barrier has failed in that area.
Dark Staining or Discoloration
